Zoning: Planned Mixed Use District (PMUD), Kingsdale Study Area
Proposal:
- Demolish existing structures along Northwest Blvd.
- 132,873 square foot Target on Northwest Blvd. side (new)
- 77,400 square foot Giant Eagle (expanded from 53,664 square feet)
- Retain most of Tremont Rd. retail (35,400 and 12,500 square feet)
- Build new retail outbuilding on Tremont Rd. side (11,200 square feet)
Use Ratio:
- 100% Retail
- 0% Office
- 0% Residential
- 0% Civic
Total Square Feet: 268,473 (existing center is 254,415 square feet)
Floor Area Ratio: 0.296 (code minimum is 0.60)
Parking: 1,094 spaces (all surface parking)
Notes:
The existing U.S. Bank and Key Bank outbuildings along Tremont Road are to remain, and were not included in the SF calculations.
A third, Regency-owned, 0.92-acre parcel at 1800 Zollinger Road was not included in this application.
All proposed buildings are a one-story design.
Due to a full agenda at the regular Board of Zoning and Planning (BZAP) meeting on Monday, November 19, the Kingsdale agenda item has been rescheduled for its formal hearing at a special BZAP meeting on Monday, November 26, beginning at 7 p.m.
The informal BZAP Work Session is scheduled for Monday, November 5, beginning at 7 p.m.
Appeals of a BZAP decision must be filed within 21 days and are heard by City Council.
Final development plan approval by BZAP would also be needed prior to the project moving forward. A separate lot split application would be needed if the site were to be subdivided.
The plans indicate Target as a tenant, but zoning does not regulate specific tenants - it could be a Wal-Mart, Sears, Lowe's, etc.
