Board of Zoning & Planning Meeting

The Board of Zoning and Planning of Upper Arlington, Ohio welcomes all comments from the audience related to items on this agenda. Groups of residents who are interested in the same agenda items are encouraged to select a spokesperson for the purpose of addressing the Board. If you wish to participate in the open discussion of a particular item, please stand, be verbally recognized by the Chairman, state your name and address for the purpose of our records, be sworn in, and make your comments. Upon request to the City Clerk's office, special accommodations (i.e. interpreting services, audio recording, etc.) for persons with disabilities will be arranged for any City meeting open to the public. Requests for special accommodations should be submitted at least 72 hours in advance. Please call the City Clerk's office at 583-5032 for additional information.

Review and approval of the February 19, 2008 BZAP and March 3, 2008 BZAP minutes and other reports and minutes. Approved as submitted.

III. Variances/Conditional Uses

Mr. Charles Deibel 2095 Tremont Rd
Request to permit the constrsuction of an 11'-4" wide front entry porch roof which will project 4'-8" into the 40' platted front yard setback, in lieu of the four-foot by eight-foot projection permitted. Postponed from February 19, 2008 BZAP meeting. Postponed to April Work Session and BZAP meetings.

Matthew and Sarah Miller 1695 Waltham Rd
Request to permit the construction of a two-story addition that will encroach one-foot into the required 10-foot side yard setback and will encroach 11 feet into the average 31.15-
foot rear yard setback. (See companion side yard/long wall and rear profile requests.)
Postponed from February 19, 2008 BZAP meeting. Approved revised request.

Request to permit the construction of a two-story addition that will encroach 3'-2" into the 12'-2" side yard required where the length of the side wall exceeds 40'. Request to permit the construction of a room addition that will result in 40% development
cover, in lieu of the 25% permitted. (See companion building cover request.) Approved.

Request to permit the construction of a room addition that will result in 21.8% building
cover, in lieu of the 15% permitted. (See companion development cover request.) Approved.

Mr. and Mrs. Boyle 2838 Margate Road
Request to permit the construction of a room addition that will encroach 6'-9" into the 40' minimum required rear yard setback. Approved.

IV. Development/Site Plans

The Guernsey Bank 3005 Northwest Blvd.
Request of Architect David H. Jones, on behalf of the bank, for final development plan approval to permit additions and renovations to this existing bank building. Approved with nine variances and six conditions.
V. Text/Map Amendments

Centro, Inc. 3371 Tremont Rd
Review and recommendation to City Council regarding a request by Long & Wilcox, LLC,
on behalf of property owner Centro, Inc., to amend the official zoning map of the City of
Upper Arlington at 3371 and 3381 Tremont Road from R-1b (One-family residence district) to O (Office district) for the purpose of constructing a new two-story office building. Recommended approval.

Review and recommendation to City Council regarding a request by Long & Wilcox, LLC,
on behalf of property owner Centro, Inc., to amend the official zoning map of the City of
Upper Arlington at 3371 and 3381 Tremont Road from R-1b (One-family residence district) to O
(Office district) for the purpose of constructing a new two-story office building. Recommended approval.

This meeting will be held to review proposals for information and feedback prior to the filing of a formal application with the Director of Development, or for items that the Board has tabled for additional information.
