Current Development Projects

Below are recently completed and current developments within the city of Upper Arlington. In an effort to provide the city with up-to-date information on these projects, this page will be updated monthly.


Town Center Place Condominiums

Located at the northwest corner of Tremont and Ridgecliff Roads is a 20-unit condominium development. This project was the first to occur within the Kingsdale Planned Mixed Use District (PMUD) and represents a dramatic change in development plans in the area. Two buildings fronting on Tremont Road are two-stories in height, while two additional buildings along the rear are three-stories in height.

Arlington Crossing Condominiums

Located along Tremont Road near its southwest intersection with Ridgecliff Road is a 56-unit, five-story condominium development. The building is set back just a few feet from the street and has sidewalks, street trees, and other pedestrian amenities.

Walgreens

Located along Tremont Road, between Milden and Langham Roads, is a two-story, 25,000-square foot building with office space above the first-floor Walgreens drug store. Walgreens abandoned their prototypical building design and has created a building that is high in quality and pedestrian orientation.

Tremont Place

Located along Tremont Road, just north of its intersection with Ridgecliff Roads and adjacent to both Town Center Place Condominiums and Arlington Crossing, is the City’s first mixed-use project. This project will consist of retail, restaurant and office components on the first floor with six luxury townhomes on the second and third floors. Anticipated tenants include: Starbucks Coffee, Potbelly Sandwiches, and Robek’s Juice.

Arlington Pointe Plaza

The former Da Vinci’s restaurant at the southeast corner of Reed and Henderson Roads was demolished to make way for a new, 36,000 SF mixed use project, which is nearing completion. Retail, restaurant, and office uses will occupy this two-story structure. Upgraded access, landscaping, lighting, signage and architecture will revive this corner and make a bold statement at this gateway to UA. Tenants already open for business include: Papa Murphy’s Pizza and Noodles & Company. Future tenants include: Tim Horton’s, Sleep Outfitters, Qdoba Mexican Grill, Oak Hill Bank, Swan Cleaners, and Steak Escape.

Arlington Falls
This proposal consists of a five-building office complex surrounding an internally oriented parking area at the corner of Henderson Road and Riverside Drive (former DeSantis Property). The total area of new office space proposed is 68,000 square feet, and the buildings are sited to maximize the beautiful vistas toward the Scioto River. Building #s 1 and 2 are now occupied, and occupancy permits have been issued for a third building (actually numbered Building #5).



Central Ohio Medicine
In late 2006, the City sold land from its Community Improvement Corporation in order to construct a one-story, 15,277-square foot medical office building along Henderson Road, just east of Route 33. A future 6,000-square foot, freestanding building may be constructed as a part of a second phase.



Scioto Commons Condominiums
Located near the intersection of Route 33 and Cambridge Boulevard, across from the Scioto Country Club, will be the new Scioto Commons Condominiums. The four-unit, 15,000-square foot building is high in architectural design and pedestrian orientation (street trees and sidewalks), and will provide a nice gateway into Upper Arlington from Route 33.



First Community Village
The First Community Village (FCV) campus is located on the southeast corner of Riverside Drive and Waltham Road in South Arlington. The comprehensive redevelopment of the FCV site is currently underway. As part of an extended multi-phase redevelopment scheme, the applicants have developed a Master Plan that involves a movement from a traditional care-based community to a lifestyle-focused neighborhood with the purpose of providing lifestyle amenities to seniors.



The Wellington School
City-approval was originally granted in April of 2004 for this proposed $20M school expansion and renovation. Of the existing school building, roughly 70,000 square feet will remain, and 93,000 square feet will be added. The new space includes numerous classrooms, a theater, dining hall, kitchen area and maintenance additions. Phase 1 included the construction of the Thomas Family Dining Room, and Phase 2 is now complete. This second phase includes a new, state-of-the art, lighted athletics facility, tennis courts, parking areas, and a relocated driveway.



Golden Bear Shopping Center
Located at the northeast intersection of Route 33 and Fishinger Road, a new, 130-foot tall wireless communications tower was constructed in late 2006. This installation also includes many landscaping and parking lot improvements that will occur later this year.



Scioto View Shopping Center
Located near the southeast intersection of Route 33 and Fishinger Road, this shopping center is receiving a new face. Modifications include new signage, a clock tower and facade improvements, as well as parking lot, landscaping and access improvements.
